O fundo da Central vai investir em quatro segmentos residencial focado em incorporação, lajes corporativas, galpões logísticos e varejo. A tese é basicamente comprar bem – e vender mais caro. “Não fazemos deals de renda e não fazemos deals de high yield e distressed. A tese é fazer negócios oportunísticos em que o vendedor está estressado ou há alguma outra complexidade, mas o ativo é de alta qualidade,” Thiago disse ao Brazil Journal. Dado que negócios imobiliárias de até R$ 50 milhões costumam atrair muito o interesse e a concorrência de famílias, e dado que cheques acima de R$ 500 milhões atraem investidores internacionais dispostos a aceitar retornos mais baixos, o sweet spot’ da Central serão as transações de R$ 100 milhões a R$ 200 milhões, disse Thiago. Segundo ele, o grande gerador de retorno num negócio imobiliário não está em saber alugar o prédio melhor que o concorrente. “Uma parte da TIR está aí, mas o grosso do retorno está em originar e adquirir o ativo no preço certo e com a estruturação correta,” disse ele. Um investidor concorda. “O Thiago está para o real estate como o Daniel Goldberg está para special sits; são deals criativos, com estruturas que não são óbvias,” disse o head de um family office que conheceu o gestor na HSI. Thiago diz que o grande diferencial da Central está na originação, dado que os melhores negócios não chegam pelos bancos de investimentos – e sim por uma rede de contatos que vai de advogados a terrenistas, de assessores financeiros a parentes envolvidos numa disputa familiar. Em seus 15 anos de mercado, Thiago criou uma rede de contatos que lhe permite acessar ativos antes de virem a mercado, encontrar arbitragens, e, tão importante quanto, “evitar armadilhas.” Para ele, o momento atual abre uma oportunidade enorme de compra o macro é favorável – com a Selic no pico – e o mercado passa por um desbalanceamento entre oferta e demanda. Desde que a Selic começou a subir, o número de vendedores aumentou muito, porque muitas famílias e fundos imobiliários haviam se alavancado no CDI quando o CDI era 2%. “Esse cara que tomou endividamento a CDI mais 3%, 4% está com um nível de alavancagem grande e tendo que vender,” disse ele. Na outra ponta, o grande comprador do mercado a indústria de FIIs está parado, porque ninguém quer colocar dinheiro em fundo imobiliário com os juros em 13,75%, e os gestores também não podem fazer novas emissões com a cota abaixo do valor patrimonial.
